Risk mitigation protocols

Standardized operating procedure, by project role.

1

Enforce form compliance

In the 11 statutory states, generate the exact form verbatim. Adding custom indemnification or notary blocks in CA, AZ, or NV can nullify the waiver entirely.

2

Track notary mandates

Limit notarization to MS and WY unless a contract requires it. In GA, forms must be executed under hand and seal, or witnessed, to be valid.

3

Watch the GA 90-day clock

Georgia interim waivers become unconditional automatically after 90 days unless an Affidavit of Nonpayment is filed. Track the date on every one you collect.

Stop chasing waivers by email.

True Home collects the right waiver for the right state on every draw, and blocks payment until it is signed. No spreadsheet, no missed 90-day clock.

Where a state prescribes a statutory form, these reproduce the prescribed text; elsewhere they are templates drafted against that state's own lien statute. Each PDF ends with a state law reference page that is reference material, not part of the waiver, and is not signed.

Construction lien statutes change frequently and their application is fact-specific. Always confirm with local counsel before relying on any form.
